THE PROJECT : This property was a family home that was inherited. It was traditional by nature with it’s understated brick exterior, sky high ceilings, light that flooded the house through the many windows, and gorgeous detailed dental molding throughout. This house became a bit of a passion project for the owner as they set out to renovate the home to sell. They put every luxury you could ask for, from an oversized wall to wall marble shower, custom closets and cabinets throughout, Wolfe appliances, and more. They transformed this traditional home into an updated, modern aesthetic while still preserving some of the traditional details that made it special. Our goal was to continue the classic yet modern style which we did by blending traditional pieces with clean lines and modern patterns and an overall neutral palette. We needed to answer the question of what to do with the large living room which was easily misinterpreted for a gigantic foyer and wasted space when it was empty. We wanted to lead people through the house and bring attention to the incredible features that made this house unlike any in the neighborhood. It was a show stopper to begin with, and we simply brought it to life.

THE PROJECT : This property was a family vacation home with many wonderful memories. They found that life got busy and they weren’t able to make it to the coast as often as they’d like, and decided to sell so that someone else could enjoy this special spot on the water. It was a beautiful home - with the views being the most special feature of the home. There were some amazing windows in the dining room as well. If we had the budget and thought we could get an ROI for it, we would have made a few changes like replacing the countertop and backsplash, a sink with a ship painted in it, and some sailboat tiles around the fire place… we didn’t though - these things wouldn’t really bring us much as we were already pushing the price range which would be challenging giving the size of the home and lack of closet space in bedrooms. We had to maximize space and really emphasize the primary living area upstairs which also housed the master suite. Every room in this house had a view of the water, which was incredible and something we really wanted to highlight. We expected the target buyer of this home to be either someone using it like this family, as a second home or an empty nester. We chose simple inventory with colors that were an extension of what you saw out the window in the intracoastal waterway. We put minimal furniture in bedrooms in order to maximize space, and everything was done with the intention of keeping the eye focused on the view!

THE PROJECT : This property was an estate and they were on a budget and not able to make updates that we normally would suggest. So, we worked with what we had and tried to inspire a potential buyer to look past some of the dated fixtures and be able to envision what they could do with the home. It was move in ready - with new carpet and paint, etc… it just needed some wow factor - so we used the staging for this. We chose large, bolder pieces of art for example to ground the spaces which had tall ceilings and give you something to focus on. Our strategy worked - and it went under contract within just a couple days of hitting the market!
